Am I eligible?
Answer four questions. This is a self-check, not a determination. Staff verify everything after the lottery.
Does someone in your household work (or plan to work) 1,400+ hours/year for an employer located in Teton Valley? Qualified Retired (62+, 5 yrs local work) and Qualified Disabled also count.
Is your household income at or below the limit for the unit type? Rentals ≤ 80% AMI · Ownership ≤ 120% AMI (see table).
Does anyone in your household own residential real estate in Teton County, ID or an adjacent county (Fremont, Madison, Bonneville, Teton WY)?
Will the home be your household's primary residence (9+ months a year)?

Demand far exceeds supply, so complete applications enter a weighted lottery. Entries are not cumulative: you get 1, 2, or 3.

Step 3 · Buyers
Get ready to purchase
- Meet a local lender and get pre-qualified. IHFA lender search
- Plan for a down payment, typically 5% of price plus closing costs. IHFA offers down-payment assistance under $150k household income.
- Take the free Finally Home homebuyer class.
- Browse market listings on the Teton MLS; deed-restricted ownership units are announced here and in our newsletter.
Step 3 · Renters
Find a rental now
- Rental inventory maintained by the Community Resource Center of Teton Valley, which includes Depot Square.
- Rental assistance, deposits, and landlord negotiation: CRCTV housing services.
- Housing vouchers: Idaho Housing and Finance.

Step 4 · After the lottery
What staff will verify
- Employment: employer-signed form, photo ID, W-2s or pay stubs; business license or lease if self-employed.
- Income: two years of filed federal and state returns with schedules.
- Residency: utility bills or landlord verification.
- No other real estate: returns may be requested.
